Nobody emails you about a clean washroom. You hear about the empty dispenser on the third floor, the traffic lane in front of the elevator, and the boardroom that was not touched before a nine o'clock meeting with a tenant's client.
February is when the building shows its worst. Salt, sand and slush arrive on every boot for five months straight. Entry matting stays wet, the carpet inside the door turns grey and never comes back, and the grit that gets past the mats works into the tile and grinds the finish off the floor a little more every week.
Underneath all of it is turnover. A cleaner who has been in your building for two months does not know that the copy room gets missed, that the north stairwell is a salt trap, or that the tenant in 210 leaves at seven and hates being cleaned around.

An in-house cleaner works well in a small building on a schedule that never changes. Past that point you are running a second small department, and it is usually the department nobody has time to manage.
Tenants renew on how the building feels on an ordinary Wednesday: the lobby, the elevator, the washroom on their floor. A tenant who leaves costs you vacancy, broker commission and fit-up money, and the replacement negotiates on the condition of the space they are walking through.
Shared kitchens, meeting rooms and washrooms get touched by everyone in the building. When the cleaning is thin, absence goes up quietly, and it is expensive precisely because nobody ever traces it back to the cleaning line.
Carpet that never gets extracted wears out years earlier than it should. Tile that never gets stripped and refinished loses its finish, then loses its surface. Replacing a floor across a full storey is a capital request. Maintaining it is a line item.
A building that shows badly gets rent negotiated down, and you rarely get that dollar back once it is written into a lease.
