An in-house cleaner works well in a small building on a schedule that never changes. Past that point you are running a second small department, and it is usually the department nobody has time to manage.

Tenant retention

Tenants renew on how the building feels on an ordinary Wednesday: the lobby, the elevator, the washroom on their floor. A tenant who leaves costs you vacancy, broker commission and fit-up money, and the replacement negotiates on the condition of the space they are walking through.

Your own staff

Shared kitchens, meeting rooms and washrooms get touched by everyone in the building. When the cleaning is thin, absence goes up quietly, and it is expensive precisely because nobody ever traces it back to the cleaning line.
