Most commercial floors are not cleaned wrong. They are cleaned the same way every night regardless of what the surface actually needs. A general mop pass keeps a hallway looking acceptable and does nothing for the finish underneath it.
Northern Ontario adds its own problem. Sand, road salt and winter melt come through the door on every boot from November to April. That grit sits in the finish and grinds it down under traffic. By spring the coating is thin, the shine is gone, and the tile below it is exposed.
Different surfaces fail in different ways. Vinyl composite tile loses its finish. Sealed concrete dusts. Terrazzo and stone dull and etch. Carpet packs down in the lanes people actually walk. One cleaning method cannot hold all of them.
The invoice you are trying to avoid is not the cleaning invoice.
A finish stripped and recoated on a sensible cycle protects the substrate underneath. A finish allowed to wear through stops protecting anything, and the tile, sealer or subfloor starts absorbing the damage.
Worn, uneven or improperly finished floors are the surfaces people fall on. A fall in a commercial building becomes an incident report, an insurance conversation, and sometimes a claim. Your insurer takes an interest in your maintenance record when that happens.
A tired entrance floor is the first thing a tenant walks across, and the first thing an auditor or a prospective buyer notices before anyone has said a word. Tenants raise it at renewal. Owners raise it during a sale.
A planned recoat runs on a weekend or an overnight. A full strip and rebuild of a badly neglected floor takes areas out of service, moves furniture, and interrupts the work happening in the building.
We start by identifying the surface, not the room. We walk the building, confirm what each floor actually is, look at how the finish is holding, and note the traffic pattern doing the damage. That walkthrough is where the plan comes from.
From there we match the method to the material. Stripping and rewaxing where a finish has to come off and be rebuilt. Buffing and burnishing where the coating is sound and needs to be brought back. Scrubbing and restorative deep cleaning where the problem is embedded soil rather than failed finish.
We schedule around your operation. Most floor work happens outside your business hours, in sections, so the building keeps running. We tell you before we start which areas will be closed and for how long.
We also set a cycle rather than a one time visit. Entrances, corridors and lunchrooms take the traffic and come up more often. Back offices do not need the same frequency and should not be paying for it. That is the difference between a maintained floor and a floor that gets rescued every few years.
We have been doing this in Northern Ontario since 1952. We know what a Sudbury, Sault Ste Marie or Timmins winter does to an entrance floor because we have been cleaning up after it for seventy years.
